Interior Design Cost Dubai

Interior Design Cost & Pricing Dubai

Interior design cost in Dubai can mean very different things: a consultation, a design-only package, a furniture and FF&E budget, a renovation, a contractor fit-out or a complete turnkey interior. Bella Interior Design helps you separate those numbers before you compare quotations, so you can see what you are actually paying for and where your budget is likely to go. As a 2026 planning reference, a focused consultation may be free or around AED 300–1,500, a full apartment design-only package may plan around AED 15,000–60,000+, residential fit-out can range broadly from roughly AED 75–150 per sq ft for light upgrades to AED 600+ per sq ft for luxury work, and large bespoke villas can move into seven-figure budgets. Your actual Bella price is prepared around the property, scope, finish level, existing condition, approvals, FF&E and delivery responsibility rather than one generic AED-per-square-foot rate.

A JVC studio does not carry the same cost structure as a Downtown Dubai penthouse, a Dubai Marina apartment, a Palm Jumeirah villa, a Dubai Hills family home, an Emirates Hills estate or a DIFC office. Kitchens and bathrooms concentrate plumbing, waterproofing and joinery; villas add more rooms, ceilings, stairs and custom storage; high-rise apartments can add service-lift and building-access constraints; premium addresses often bring larger glazing, bespoke details and higher finish expectations. We use current Dubai market references to help you plan, then prepare a project-specific quotation once we understand what is included and what is not.

Before Comparing Interior Design Charges in Dubai

First decide which price you are asking for.

The same project can produce very different quotations because firms may be pricing different stages. A low headline number is not necessarily cheaper if it excludes drawings, joinery, furniture, MEP, approvals or project management.

01

You only need professional advice

A consultation is the lowest-cost entry route when you need a second opinion on layout, style, a renovation decision, material choices or an existing contractor proposal. Current 2026 Dubai references commonly place focused consultations from free to approximately AED 300–1,500, with more detailed site-based reviews often higher.

02

You need the property designed but will appoint your own contractor

This is design-only. A useful quotation should define the survey, layouts, mood boards, 3D views, technical drawings, material schedules, joinery details, revisions, tender support and site reviews. Construction, furniture and authority fees should remain visible as separate budgets unless clearly included.

03

You want furniture, lighting and soft furnishings as well

FF&E adds furniture, decorative lighting, rugs, curtains, art, accessories, supplier quotations, procurement, delivery and installation. Some firms charge a fixed fee, some a percentage of procurement value and others include sourcing within a wider appointment.

04

You are renovating an existing apartment or villa

Renovation cost depends on what is being removed and rebuilt. Flooring, bathrooms, kitchens, ceilings, MEP, waterproofing and hidden substrate conditions can move the budget much more than paint or loose furniture.

05

You are fitting out a new handover or shell

Fit-out means the physical build. A shell-and-core or heavily modified property requires more MEP, ceilings, flooring, joinery and specialist coordination than a finished developer handover that only needs furnishing and selected upgrades.

06

You want one turnkey number

A turnkey proposal can combine design, construction, procurement and installation, but you should still see the exclusions. Appliances, smart home, AV, loose furniture, landscaping, authority charges, deposits and VAT should never be assumed merely because the quotation says 'turnkey'.

Six Numbers to Separate

A realistic Dubai interior budget is built from separate cost buckets.

This structure lets you compare quotations fairly and protects the furnishing budget from disappearing into construction variations.

01

1. Professional design fee

This pays for briefing, planning, concepts, visualization, technical information, specifications and design coordination. Dubai studios use fixed fees, per-square-foot fees or percentage-based models depending on complexity and service depth.

  • Survey / brief
  • Layouts
  • Concept
  • 3D visualization
  • Technical drawings
  • Specifications
02

2. Fit-out / construction

This is the physical work: demolition, partitions, ceilings, MEP changes, flooring, tiling, waterproofing, painting and installation. Current 2026 Dubai guides show very broad residential rates because light refreshes and bespoke luxury fit-outs are fundamentally different products.

  • Demolition
  • MEP
  • Ceilings
  • Flooring
  • Wet areas
  • Installation
03

3. Custom joinery

Kitchens, wardrobes, media walls, vanities and wall panelling can become one of the largest variables. One current Dubai 2026 joinery guide places full-height wardrobes around AED 3,000–6,500 per linear metre, kitchen cabinetry around AED 6,000–12,000 per linear metre and custom media units around AED 12,000–35,000 per unit, depending on materials and hardware.

  • Kitchen cabinetry
  • Wardrobes
  • Vanities
  • Media units
  • Wall panelling
  • Hardware
04

4. FF&E + appliances

Loose furniture, decorative lighting, curtains, rugs, art, accessories, televisions and appliances are frequently outside contractor fit-out rates. In high-spec villas, current Dubai guidance can place FF&E at 30–40% of the wider luxury interior budget.

  • Sofas + beds
  • Dining
  • Decorative lighting
  • Curtains + rugs
  • Art + accessories
  • Appliances
05

5. Approvals + logistics

Building NOCs, authority submissions, refundable deposits, service-lift access, protection, night-work rules and community requirements vary by property. We identify the actual route rather than inserting one invented citywide approval allowance.

  • Building / developer NOC
  • Authority permit
  • Civil Defence interface
  • Deposits
  • Access
  • Working hours
06

6. Contingency + VAT

Existing properties can reveal hidden issues after demolition, so a contingency reserve should remain uncommitted at the start. The Federal Tax Authority confirms the UAE standard VAT rate is 5% on standard-rated supplies; always check whether quotations are VAT-inclusive or VAT-exclusive.

Dubai Interior Design Price List — 2026 Planning Routes

The right benchmark depends on property type, service depth and what the quoted rate includes.

These figures are independent 2026 Dubai market references rather than Bella fixed rates. Published sources disagree because some figures are design-only, some construction-only and others all-inclusive. We deliberately show the scope beside the number so the price remains meaningful.

Consultation / Early Advice

Interior Design Consultation Cost Dubai

Bestimate's July 2026 guide places a Dubai consultation around free to AED 300–1,500 and concept packages with layouts, specifications or selected 3D views from roughly AED 2,500–10,000. Renovel publishes approximately AED 500–2,000 for an initial consultation. The difference usually reflects whether you are booking an introductory conversation or a real site / design assessment.

Interior Design Charges in Dubai for Design-Only Work

Current 2026 references put full-apartment design-only around AED 15,000–60,000+ and large-villa design around AED 40,000–150,000+ at the broader consumer end. Premium full-service studios can charge much more and may use 10–20% of project value or a high per-square-foot professional fee. Always compare how many drawings, rooms, revisions, renders and site reviews are included.

Villa Interior Design Cost Dubai

Villa pricing has the widest spread. One current 2026 Dubai source places new-handover premium 4-bedroom villa fit-outs around AED 400,000–850,000, luxury 5–6 bedroom villas around AED 700,000–1.8 million and ultra-luxury large villas around AED 1.5–5 million+. Other current guides place family-community villa projects from roughly AED 400,000–700,000 and larger structural or waterfront programmes around AED 1.5–3 million+. Specification, kitchen and bathroom scope, joinery volume and FF&E matter more than the community name alone.

Joinery / Built-Ins

Custom Joinery Cost Dubai

Joinery is often under-represented in headline rates. Current 2026 Dubai joinery guidance places full-height wardrobes around AED 3,000–6,500 per linear metre, kitchen cabinets around AED 6,000–12,000 per linear metre, decorative wall panelling around AED 900–2,200 per sqm, wall-mounted vanities around AED 4,000–10,000 each and custom media units around AED 12,000–35,000. Stone counters, appliances, specialist metalwork and premium imported hardware can sit outside those figures.

Commercial Interior Design Price Dubai

Commercial rates should not be copied from residential work. Current 2026 guides place a standard office fit-out around AED 280–600 per sq ft or roughly AED 300–500 per sq ft depending on the source and inclusions, premium offices around AED 500–900+ per sq ft, retail from roughly AED 350–1,800+ and restaurants from roughly AED 450–3,500+ per sq ft. MEP density, fire-life-safety, landlord standards, signage, AV, kitchens and opening deadlines drive the spread.

Restaurant & Hospitality Interior Cost Dubai

Hospitality projects combine guest-facing finishes with high-cost operational infrastructure. Current Dubai references place restaurant projects from around AED 700,000 at the broader project level and fit-out rates from roughly AED 450 per sq ft into four-figure rates for premium and luxury concepts. Kitchen extraction, grease systems, plumbing, fire suppression, specialist equipment and late-night construction logistics can dominate the budget before decorative furniture is added.

What a Clear Interior Design Quote Should Show

Do not compare interior design prices in Dubai until the inclusions and exclusions are visible.

The most useful quotation is not the shortest. It tells you which rooms are covered, how many revisions are included, what information is produced, who buys what, who deals with approvals and what happens when site conditions change.

01

Pre-design + survey

The proposal should state what happens before concepts begin.

  • Client briefing
  • Site visit
  • Measured survey where required
  • Existing-condition photographs
  • Existing drawing review
  • Budget discussion
  • Lifestyle / operational brief
  • Building / landlord constraint review
02

Concept + visualization

Confirm exactly how much visual work is included.

  • Furniture layout options
  • Mood board
  • Colour palette
  • Material palette
  • 3D views / renderings
  • Number of rendered spaces
  • Revision rounds
  • Presentation meetings
03

Technical design

This is what helps contractors price and build accurately.

  • Partition plans
  • Floor finish plans
  • Reflected ceiling plans
  • Lighting layout
  • Electrical / data coordination
  • Plumbing / sanitary coordination
  • Interior elevations
  • Joinery drawings
  • Finish schedules
  • Door / hardware information where relevant
04

FF&E + procurement

Furniture sourcing has its own cost model and should be visible.

  • Furniture schedule
  • Decorative lighting
  • Curtains / blinds
  • Rugs
  • Artwork / accessories
  • Supplier quotations
  • Purchase-order coordination
  • Delivery / storage
  • Installation
  • Styling
05

Fit-out / construction

The build scope should be itemised enough to compare contractors.

  • Demolition
  • Civil works
  • Partitions
  • MEP
  • Ceilings
  • Flooring
  • Painting
  • Waterproofing
  • Tiling / stone
  • Joinery installation
06

Commercial terms + exclusions

These lines often explain why two totals are not really comparable.

  • VAT included / excluded
  • Authority fees
  • Building deposits
  • Appliances
  • Smart home / AV
  • Loose FF&E
  • Specialist consultants
  • Night work / access premiums
  • Contingency
  • Variation procedure

How We Build a Dubai Interior Design Budget

Price the decisions in the same order they will affect the project.

A useful budget is developed before finishes are over-specified. We first establish what the project actually needs, then assign money to the work that changes function, quality and delivery risk.

01

Define the property + goal

We identify the Dubai location, property type, area, occupancy, current condition, what must change and what can remain.

Output: pricing brief
02

Separate service from construction

We distinguish professional design, procurement, fit-out, joinery, FF&E, approvals and specialist systems so one headline number does not hide the structure.

Output: cost buckets
03

Lock the scope level

A styling refresh, partial renovation and full gut fit-out are priced differently even when they occupy the same square footage.

Output: defined scope
04

Set the finish tier

We establish whether the brief is practical mid-range, premium, luxury or ultra-bespoke because stone, veneer, lighting, sanitaryware, hardware and furniture tiers can multiply the final cost.

Output: specification tier
05

Identify the expensive rooms

Kitchens, bathrooms, joinery-heavy rooms, double-height spaces, commercial kitchens and technically dense areas are isolated early because they consume budget disproportionately.

Output: high-cost zones
06

Check location + logistics

Building rules, service lifts, working hours, waterfront logistics, mall access, free-zone requirements and community NOCs can add time and cost.

Output: site-cost risks
07

Add FF&E, approvals, contingency + VAT

The project is only financially realistic when furniture, fees, deposits, contingency and VAT are visible rather than added after the design is approved.

Output: complete planning budget
08

Quote Bella's actual scope

Once the brief is clear, Bella can price the professional appointment or wider delivery scope around the project rather than forcing it into a generic rate.

Output: project-specific proposal

Why Two Dubai Quotes Can Be 40–60% Apart

The biggest price differences are usually hidden in scope, specification and existing conditions.

A low quotation may be completely valid for a smaller scope. The risk comes when two different scopes are compared as if they cover the same work.

Dubai material showroom with large-format slabs, tile samples and a consultation table for comparing interior finish specifications
01

Existing condition

A developer-finished apartment that keeps its floor, kitchen and bathrooms is a very different project from a stripped unit requiring new waterproofing, MEP and ceilings.

02

Design depth

Mood boards and selected 3D views cost less than contractor-ready drawings, joinery details, schedules, tender clarifications and site reviews.

03

Material tier

Large-format porcelain, natural stone, premium veneers, specialist metals and branded sanitaryware can move the same layout into a completely different price band.

04

Joinery volume

A home with full-height wardrobes, panelled walls, integrated doors, a bespoke kitchen and custom media units has a very different cost structure from one furnished largely with loose retail pieces.

05

MEP complexity

Relocating plumbing, altering AC, adding automation, changing electrical loads or modifying fire systems creates design, approval and contractor cost that is not visible in a rendered image.

06

Local vs imported supply

Dubai has strong local joinery and fabrication capability, while imported kitchens, stone, furniture and lighting can add freight, lead time, storage and installation complexity.

07

Programme pressure

A compressed handover can require parallel trades, overtime, expedited procurement or restricted substitutions. The same scope delivered on a normal programme can cost less.

08

Access + authority route

A villa, tower apartment, DIFC office, JLT unit or mall shop can each have different NOCs, access windows, loading routes and approval responsibilities. Those project conditions belong in the budget.

Dubai Approval Costs, Deposits & VAT

There is no single citywide 'approval fee' for every interior project.

Approval cost depends on the exact property, scope and jurisdiction. Loose furniture and decoration are different from structural modification, MEP changes or commercial fit-out. Your budget may need to allow for building or developer NOCs, authority submissions, consultant drawings, Civil Defence interfaces, refundable deposits, service-lift protection and completion inspections.

Dubai Development Authority currently publishes its Fit-Out Permit at AED 0.90 per sq ft, with a minimum of AED 200 and maximum of AED 10,000, plus AED 10 Knowledge Dirham and AED 10 Innovation Dirham per transaction. DDA states an estimated two-working-day service period for a complete application and requires items including contractor appointment, Ejari, building-owner NOC, relevant-authority NOCs and approved / proposed drawings. DDA also states that a Dubai Civil Defence Completion Certificate is required before its Fit-Out Completion Certificate.

The Federal Tax Authority confirms the UAE standard VAT rate is 5%. That does not mean every line in every real-estate transaction is automatically taxed identically, but standard-rated interior design, fit-out and related supplies from VAT-registered businesses generally need VAT treatment to be made explicit in the quotation. Check the actual invoice and tax status rather than assuming the headline price already includes VAT.

  • Confirm the exact building / community before budgeting authority fees
  • Confirm whether the project is decorative, fit-out, modification or structural work
  • Identify building-owner / developer NOCs
  • Identify the relevant government / free-zone authority
  • Separate application fees from consultant preparation fees
  • Budget refundable deposits separately from true project cost
  • Check whether after-hours or restricted access increases contractor preliminaries
  • Confirm whether quotations include or exclude 5% VAT
  • Keep a contingency reserve for hidden renovation conditions

Material Choices That Change Interior Design Cost

The budget moves fastest when the material is repeated across large areas or custom-fabricated.

A small expensive accent is not the same budget decision as an expensive finish repeated over 5,000 square feet. We therefore assess both the unit rate and the total quantity before approving materials.

These examples explain the cost logic rather than fixing a Bella price: natural stone costs depend on slab selection, yield, fabrication and installation; joinery depends on carcass, veneer or lacquer, hardware and detailing; fabrics depend on performance and meterage; lighting can range from standard downlights to architectural systems and decorative pieces.

Stone — compare slab cost, usable yield, book-matching, thickness, edge fabrication, wastage and installation rather than only AED/sqmPorcelain — large format can reduce joints but may require specialist cutting, handling and substrate preparationJoinery — veneer, lacquer, glass, metal, internal accessories and branded hardware can multiply the rate of the same cabinet footprintKitchen — cabinetry is only one part; counters, appliances, plumbing, lighting and electrical load may be separateLighting — separate architectural lighting, controls, decorative fixtures and feature pendants so one category does not hide the othersCurtains — floor-to-ceiling glazing in Downtown, Marina, Palm and Bluewaters can require significant fabric meterage and motorized tracksFurniture — imported designer furniture can carry freight and lead time, while local custom upholstery can be optimized to the exact room dimensionsSmart home — controls, motorization, AV and climate integrations should be priced as systems rather than assumed inside electrical workSample real materials in the property before procurement; replacing a wrong undertone across a whole home is more expensive than paying for proper specification

Interior Design Cost Dubai 2026 — Detailed Budget Guide

Use current market ranges as a planning tool, then price your actual scope.

Across current 2026 Dubai sources, residential fit-out guides span roughly AED 75 to AED 1,200+ per sq ft because one end describes light upgrades and the other describes premium bespoke work. The most reliable approach is to separate design, build, joinery and FF&E before applying a benchmark. Current apartment-specific guidance places basic upgrades around AED 75–150 per sq ft, mid-range around AED 150–300, premium around AED 300–500 and luxury turnkey around AED 500–800+. Villa-specific guides commonly move higher once extensive joinery, natural stone, smart systems and large FF&E packages are included. These ranges are planning references, not Bella fixed quotations.

  • UAE standard VAT rate: 5% where the supply is standard-rated
Cost and programme are linked

A rushed project can cost more even when the drawings are unchanged.

  • A consultation or small concept package can be resolved far faster than a full technical design appointment
  • Apartment refreshes are typically shorter than bathroom / kitchen-heavy renovations
  • Current Dubai villa guidance commonly places full programmes around 3–7 months depending on scope and specification
  • Custom kitchens, wardrobes and joinery can sit on the critical path
  • Imported stone, furniture and lighting can extend procurement lead times
  • Approvals and developer / building NOCs can delay mobilisation even when design is complete
  • Restricted service-lift, mall or occupied-building hours can increase labour and preliminaries
  • Expedited procurement, overtime and parallel trades can increase the final cost

The figures above come from current third-party 2026 Dubai pricing guides and official authority / tax sources. They are useful for planning, but they are not a substitute for a measured scope, drawings and a project-specific Bella quotation.

Interior Design Cost Dubai — FAQs

The questions clients ask before comparing Dubai interior design prices.

There is no useful single Dubai rate until the service, property and inclusions are defined. These answers explain the numbers you are most likely to see in 2026 quotations.

01How much does interior design cost in Dubai?

It depends on what you mean by interior design. Current 2026 guidance places consultation around free to AED 300–1,500, full-apartment design-only around AED 15,000–60,000+, and residential build rates from roughly AED 75–150 per sq ft for light upgrades to AED 600+ per sq ft for luxury work. Large villas and bespoke turnkey projects can move into seven figures.

02How much do interior designers charge in Dubai?

Dubai designers commonly charge a fixed fee, a per-square-foot fee or a percentage of project value. Current residential guidance often cites approximately 10–20% of project value for full villas or penthouses, while fixed design-only packages for apartments can start in the tens of thousands of dirhams.

03What is the average interior design cost per square foot in Dubai?

There is no single average because the figure may describe design-only, construction-only or turnkey delivery. For apartment execution, one current 2026 guide uses roughly AED 75–150/sq ft basic, AED 150–300 mid-range, AED 300–500 premium and AED 500–800+ luxury turnkey. Other full-service guides publish higher bands because they include more scope.

04How much is interior design for a 1-bedroom apartment in Dubai?

Current 2026 market guides span roughly AED 40,000–120,000 for many 1-bedroom design / fit-out scopes, while premium custom work can exceed that. The total depends heavily on whether the kitchen, bathroom, flooring, joinery, curtains, furniture and appliances are being replaced.

05How much is interior design for a 2-bedroom apartment in Dubai?

Broad 2026 Dubai references place many 2-bedroom projects around AED 80,000–250,000+, while higher-spec complete redesigns can move above those figures. A quote that includes full bathrooms, kitchen, custom joinery, smart systems and luxury FF&E should not be compared directly with a furnishing-only package.

06How much does a villa interior cost in Dubai?

Current 2026 sources place premium new-handover 4-bedroom villa projects around AED 400,000–850,000, luxury 5–6 bedroom villas around AED 700,000–1.8 million and ultra-luxury large villas around AED 1.5–5 million+. Major structural, imported and bespoke programmes can exceed these ranges.

07Is interior design more expensive in Palm Jumeirah or Emirates Hills?

The address itself does not create one official premium, but properties in Palm Jumeirah, Emirates Hills and other super-prime communities are often larger, more bespoke and more demanding in materials, joinery, logistics and client expectations. Those project characteristics usually raise cost compared with a smaller finished apartment in JVC or a simple family-community refresh.

08How much does custom joinery cost in Dubai?

One current 2026 Dubai joinery guide places full-height wardrobes around AED 3,000–6,500 per linear metre, kitchen cabinetry around AED 6,000–12,000 per linear metre, decorative wall panelling around AED 900–2,200 per sqm and custom media units around AED 12,000–35,000. Materials and hardware can move those numbers significantly.

09How much should I budget for furniture and FF&E?

It depends on furniture tier and property size. Premium villa guidance can place FF&E around 30–40% of the wider luxury interior budget. For apartments, keep loose furniture, curtains, rugs, decorative lighting, art, TVs and appliances visible as a separate budget rather than assuming they sit inside the contractor's fit-out rate.

10What is included in a design-only fee?

A proper design-only appointment can include briefing, space planning, concept, mood boards, 3D views, technical drawings, finish schedules, joinery details, tender support and site reviews. Not every designer includes every deliverable, so compare the actual drawing and meeting schedule rather than the total fee alone.

11What is included in turnkey interior design?

Turnkey can combine design, procurement, construction, installation and handover under one delivery route. However, appliances, loose furniture, smart home, AV, external works, authority charges, deposits and VAT may still be excluded. The written proposal controls what 'turnkey' means.

12Why are two Dubai interior quotations so different?

Common reasons are different design deliverables, different material tiers, different joinery quantities, MEP inclusions, furniture exclusions, provisional sums, authority fees, project management, contractor overhead and VAT. Compare BOQs and exclusions line by line before comparing totals.

13How much does an office fit-out cost in Dubai?

Current 2026 office guidance commonly places standard fit-out around AED 280–600 per sq ft and premium work around AED 500–900+ per sq ft, with flagship offices capable of exceeding those levels. Furniture, AV, data, specialist security and free-zone requirements can materially change the final total.

14How much does a restaurant interior fit-out cost in Dubai?

Current 2026 commercial guides place restaurant fit-out broadly from around AED 450 per sq ft into four-figure rates, with premium projects reaching AED 1,500–3,500+ per sq ft in some published guides. Kitchen equipment, extraction, drainage, gas, fire suppression and specialist MEP can dominate the budget.

15How much are Dubai fit-out approval fees?

There is no universal citywide approval fee. Where DDA's Fit-Out Permit applies, DDA currently publishes AED 0.90 per sq ft with a minimum of AED 200 and maximum of AED 10,000, plus AED 10 Knowledge Dirham and AED 10 Innovation Dirham. Other buildings, developers and jurisdictions have their own fees, deposits and consultants.

16Is VAT added to interior design prices in Dubai?

The UAE Federal Tax Authority confirms the standard VAT rate is 5%. Standard-rated interior design, fit-out and related supplies from VAT-registered businesses therefore need VAT treatment to be shown appropriately. Check whether each quotation is inclusive or exclusive of VAT.

17How much contingency should I keep for a renovation?

There is no statutory percentage, but renovation budgets normally keep a contingency because concealed MEP, waterproofing, substrate and structural conditions may only become visible after opening the property. The appropriate reserve depends on age, survey quality and how invasive the works are.

18What should I send Bella to get an accurate Dubai interior design quote?

Send the Dubai community and building, property type, approximate area, floor plan, current photographs, whether it is vacant or occupied, what you want to keep, required rooms / scope, target finish level, furniture expectations, approximate budget and completion date. Bella can then quote the actual service rather than applying a generic online rate.

Get a Project-Specific Dubai Price

Send enough information for us to price the scope—not just the bedroom count.

Share the Dubai community and building, property type, approximate area, floor plan, current photographs, what already exists, the rooms you want changed and whether the property is a new handover, furnished, shell-and-core or undergoing renovation.

Tell us the finish level you are aiming for, what furniture / appliances you expect inside the budget and your target completion date. If you already have a contractor quote or BOQ, send it too. We can then identify whether you need consultation, design-only, FF&E, renovation, fit-out or turnkey pricing.
