Interior Design in Dubai

Interior Design Dubai

Bella Interior Design provides residential and commercial interior design in Dubai for villas, apartments, penthouses, offices, retail, restaurants and hospitality spaces. We can take your brief from space planning and 3D design through technical drawings, materials, FF&E, fit-out coordination and turnkey delivery, with the scope shaped around your property, building rules and budget rather than a generic package.

If you already have architectural drawings, a developer handover pack or an existing contractor, we can work from that starting point. If you are still deciding what the property needs, we can begin with a site review and layout study, then define the design, technical and delivery responsibilities before you commit to construction.

Dubai Property Types

A Dubai villa, tower apartment and commercial unit are three different design problems.

We do not treat the city as one generic market. The property type determines circulation, services, access, approval interfaces, material performance and where your budget should be concentrated.

01 / Private homes

Villas, townhouses & majlis

In villa communities, the design often has to manage formal hosting, family privacy, staff/service circulation, show and preparation kitchens, double-height rooms, large glazing and an outdoor connection. We plan the hierarchy first so scale does not become empty space.

  • Guest vs family zoning
  • Majlis and entertaining
  • Kitchen + service routes
  • Double-height scale
  • Indoor-outdoor continuity

02 / High-rise living

Apartments & penthouses

In Downtown, Dubai Marina, JBR, Business Bay and similar towers, the shell is much less flexible. Fixed wet stacks, façade glazing, columns, ceiling voids, service lifts and building-management rules need to be understood before a view-led layout or custom joinery package is finalised.

  • View protection
  • Fixed MEP points
  • Compact storage
  • Service-lift logistics
  • Building management rules

03 / Business interiors

Offices, retail, F&B & hospitality

Commercial interiors have to open and operate, not only photograph well. Occupancy, power and data, HVAC, acoustic control, fire and life-safety interfaces, signage, kitchen or equipment loads, landlord criteria, customer flow and an opening date all enter the design brief.

  • Customer + staff flow
  • MEP and data
  • Fire/life-safety interfaces
  • Brand + durability
  • Opening programme

Design Around Dubai, Not Around a Mood Board

The property address changes how the interior should be planned and delivered.

Two Dubai projects of the same size can need very different scopes. A Palm villa may be driven by entertaining, glazing and bespoke construction; a Downtown apartment by tower logistics and fixed services; a D3 office by fit-out submissions, data and opening date.

01

Views can control the furniture plan

In tower apartments and penthouses, tall joinery, TV walls and dining positions should not accidentally block the best glazing. We test sightlines early and keep visual weight low where the view is part of the value of the property.

02

The ceiling often contains the real constraint

HVAC ducts, sprinklers, detectors, access panels, curtain pockets and lighting all compete for limited ceiling depth. A reflected ceiling plan needs to be coordinated with those systems rather than drawn as a decorative pattern first.

03

Villa scale needs zoning

Large rooms still need comfortable conversation distances, storage, lighting and circulation. Formal and family spaces can be connected without making privacy, service routes or daily use difficult.

04

Commercial units are tied to an opening date

A brand launch or lease commencement changes priorities. Design decisions, landlord approvals, long-lead items, shop drawings, authority interfaces and fit-out sequencing have to sit on one programme.

05

Building rules can change the method

Noise hours, access cards, protection requirements, loading slots, service-lift dimensions and debris routes can determine how materials are fabricated, delivered and installed.

06

Imported finishes need a fallback plan

If the design depends on a single imported stone, light fitting or furniture line, the programme should show its lead time and an approved alternative strategy rather than discovering the risk after site work begins.

Dubai Interior Layout Strategies

Plan the layout around the property you actually own—not a trend image.

These are useful Dubai-specific planning patterns, not mandatory formulas. We test them against your architecture, household or business operations before adopting them.

01

Hosting + family zoning for villas

Formal majlis or guest-facing spaces can sit close to family living without becoming the route everyone walks through. We use circulation, screened transitions, doors, lighting and material hierarchy to protect privacy while keeping the home connected.

02

View-centric apartment planning

In Downtown, Marina, JBR and waterfront towers, low-backed seating, restrained perimeter joinery and carefully placed dining or kitchen elements can protect the view and move daylight deeper into the plan.

03

Indoor-outdoor villa continuity

Where architecture and approvals allow, interior flooring tone, furniture axes, glazing, shading and landscape views can make the terrace or garden feel like an extension of the living space without forcing identical materials indoors and outdoors.

04

Hotel-suite bedroom logic

A primary bedroom can combine sleep, dressing, vanity, lounge and ensuite functions without feeling like one oversized room. We use zoning, headboard walls, lighting and joinery to create sequence and privacy.

Interior Design Cost Dubai

Budget the design separately from the work that physically changes the property.

Dubai pricing varies too much for one honest citywide rate. The figures below are 2026 third-party planning benchmarks, not Bella quotations. We use them to establish feasibility, then price your actual scope from area, drawings, specification, existing conditions and delivery requirements.

Before we quote

For a useful quotation, send the floor plan, approximate area, current condition, location/building, rooms or business activity, target finish level and the date you want to move in or open. We can then define which part is design, which is fit-out, which is FF&E and which third-party charges sit outside the contract.

Dubai Approvals & Fit-Out Interfaces

The approval route follows the property—not the word “Dubai” on the address.

Dubai has more than one permitting and development-control route. The correct path depends on the competent authority, building or master developer, scope of changes and business activity. We establish that path before treating the programme as fixed.

Dubai Municipality / Dubai Building Permits

Dubai Municipality publishes building-permit procedures, modification/addition services and a self-permit route for qualifying interior-decoration works. Cosmetic works are not the same as structural, major MEP or use changes, so the scope should be classified before site work starts.

Dubai Development Authority (DDA)

For properties within DDA jurisdiction, its fit-out permit service is contractor-led and currently lists an estimated two-working-day service time, a fee of AED 0.90/ft² subject to minimum/maximum limits, and documents including Ejari, building-owner NOC and approved/proposed drawings. DDA also requires the applicable completion process after the work.

Trakhees / PCFC jurisdictions

Projects falling under Trakhees jurisdiction need to follow the relevant Trakhees regulations and accreditation requirements. Do not copy a Dubai Municipality checklist into a Trakhees project and assume the submission route is identical.

DEWA electrical / water interfaces

Where the project affects fit-out electrical connections or network requirements, DEWA has dedicated services for enrolled consultants and contractors. Its fit-out connection requirements can include approved load information, distribution schedules, wiring layouts and a landlord NOC.

Building, developer & landlord approval

A government permit does not replace private building controls. Managed towers, malls and communities may impose their own design criteria, work hours, access permits, deposits, insurance, protection, service-lift bookings and contractor registration.

Fire & life-safety interfaces

Commercial layouts that alter partitions, occupancy or fire-system coverage can require specialist coordination and the relevant fire/life-safety approval path. DDA, for example, states that a Dubai Civil Defence completion certificate is required before its fit-out completion certificate.

Identify the competent authority and the building/master-developer processConfirm whether the work is decorative, modification, fit-out or a larger building changeCollect existing approved/as-built drawings where availableRecord landlord/developer submission and site-access requirementsSeparate structural, MEP, fire/life-safety and specialist scopeAllow approval comments and resubmissions in the programmeDo not order irreversible custom work until critical dimensions and approvals are confirmed

How a Dubai Interior Project Moves

Every stage should close a different kind of risk before the next one starts.

The sequence can overlap on fast-track work, but the logic remains: understand the property, approve the layout, resolve the design, coordinate the technical package, align cost, then release procurement and construction.

Finished, documented interior

Design Has to Work in Real Life

A beautiful Dubai interior still has to survive sunlight, cooling, deliveries, cleaning, maintenance and daily use.

That is why we connect material, lighting and furniture decisions to the technical and operational conditions of the property instead of treating performance as something to solve after the concept is approved.

Dubai Climate & Performance

Sun, cooling and humidity change material and layout decisions.

Dubai interiors spend much of the year mechanically cooled while some properties also receive intense solar exposure through large glazed façades. We treat thermal comfort, glare, airflow and material stability as part of interior quality.

01

Glazing + solar exposure

Large windows can be an asset and a heat/glare problem at the same time. Furniture placement, sheers, blackout layers and specialist shading or glazing strategies should respond to orientation and the existing façade system.

02

HVAC cannot be designed around later

Partitions, tall joinery and ceiling features must respect supply and return-air paths, access panels and maintenance. A visually clean ceiling that weakens airflow is not a successful interior.

03

Humidity + condensation risk

Wet zones, chilled spaces and coastal properties need suitable substrates, sealants, finishes and ventilation. Material specification should consider movement, moisture and maintenance rather than showroom appearance alone.

04

UV + colour stability

Direct sun can fade textiles, artwork and some timber finishes. We consider exposure when selecting fabrics, veneers, wallcoverings and window treatments for perimeter rooms.

05

Dust + cleaning

Highly detailed grooves, inaccessible ledges and fragile finishes can increase maintenance in real homes and businesses. Detail quality includes deciding what is practical to clean.

06

Indoor-outdoor thresholds

Terraces, gardens and pool edges require different slip, heat, moisture and weather performance from internal rooms even when the visual palette is coordinated.

Materials & Elements

Specify what each surface has to do, not only what it should look like.

Dubai projects frequently combine hard architectural finishes with softer acoustic and tactile layers. The right material depends on traffic, moisture, sunlight, maintenance, fabrication method and the surrounding details.

Porcelain + engineered surfaces

Useful where consistency, stain resistance and lower maintenance matter. Large formats can reduce grout lines, but substrate flatness, handling and movement joints still need proper planning.

Natural stone

Marble, travertine and other natural stones bring depth and variation. Slab selection, finish, sealing, edge details, vein matching, weight and maintenance should be considered before the stone is ordered.

Timber + veneer

Warm timber can balance Dubai's stone and glass architecture. Veneer direction, substrate, edge detailing, UV exposure and humidity stability matter in bespoke joinery.

Moisture-resistant joinery substrates

Kitchens, vanities and utility areas need boards, edge sealing and hardware suited to the actual moisture exposure rather than one generic MDF specification.

Glass + metal

Useful for partitions, doors, screens and details that preserve light. Safety, acoustic target, hardware, reflections and cleaning access determine the right system.

Performance fabrics

Upholstery and curtains should be selected for use level, cleanability, fade resistance and tactile comfort rather than colour alone.

Low-emission paints + coatings

Paint performance includes washability, sheen, touch-up behaviour and indoor-air considerations. Manufacturer specifications and physical samples should be approved.

Acoustic materials

Rugs, curtains, upholstered panels, acoustic ceilings and absorptive finishes help control echo in marble-heavy villas, open offices, restaurants and double-height rooms.

Dubai Interior Colour Palettes

Use colour to support light, material and atmosphere—not to imitate a trend.

HEX codes are useful for digital mood boards and 3D coordination. They are not physical paint specifications; final paint, fabric, laminate, stone and metal finishes should be approved through real samples under the project's actual light.

Modern Desert

Warm, bright and grounded for villas and contemporary apartments.

The 60-30-10 colour guideline can be a useful starting point: around 60% dominant background, 30% secondary layer and 10% accent. The 70/30 rule is a broader composition guideline—roughly 70% of one design language and 30% contrast. Neither is a building code or a reason to force a room into mathematical decoration.

Common Dubai Interior Constraints

The difficult part of a project is often already built into the property.

01

Structural columns

Absorb them into joinery, lighting or zoning rather than designing furniture as if the column does not exist.

02

Fixed wet stacks

Kitchens and bathrooms cannot always move freely in towers; drainage route, slab conditions and management rules need to be checked.

03

Low ceiling zones

Ducts and beams may limit decorative drops. We protect comfortable height and coordinate lighting around the real void.

04

Service lifts + access

Stone slabs, sofas, joinery and glass may need to be sized around delivery routes before fabrication.

05

Noisy-work restrictions

Tower and community rules can affect demolition and drilling windows, which changes the programme.

06

Limited storage

Floor-to-ceiling joinery, integrated utility storage and furniture planning can recover space without crowding circulation.

07

Large empty villa rooms

Use zoning, rugs, lighting, furniture scale and sightlines to create human proportions inside generous architecture.

08

Long-lead imports

Approve critical overseas items early and define acceptable alternatives before they threaten the handover date.

Comparing Interior Design Companies in Dubai

Do not choose a studio because a search result calls it “top” or “best.”

There is no objective universal top-10 list that can tell you who is right for your property. Compare evidence, scope and accountability against your actual project.

01

Relevant project experience

A beautiful villa portfolio does not automatically prove office, restaurant or clinic capability. Look for the property/sector closest to your brief.

02

Deliverables before fee

Compare exactly what each design fee contains: layouts, 3D views, technical drawings, joinery details, specifications, revisions, procurement and site involvement.

03

Design vs contracting responsibility

Confirm whether the company is designing only, managing contractors, providing design & build, or offering turnkey delivery. The responsibility model affects risk and price.

04

Technical coordination

Ask how ceilings, lighting, HVAC, electrical, plumbing, fire interfaces, data and joinery are coordinated before site installation.

05

Pricing transparency

A BOQ, schedule of rates or clear inclusions/exclusions is more useful than a single AED/sq ft number with undefined quality.

06

Approvals knowledge

The team should identify which authority, landlord or developer process applies to your exact property—not recite one standard Dubai checklist.

07

Material specification

Vague descriptions such as 'premium marble' or 'high-quality joinery' should be converted into identifiable specification and sample standards.

08

Programme + handover

Check procurement lead times, inspection points, variation procedure, snagging and what documentation or warranties are provided at handover.

Dubai Interior Design Questions

Interior Design Dubai — Frequently Asked Questions

These answers address the cost, company-selection and design questions people usually ask before appointing an interior designer in Dubai.

01How much do interior designers charge in Dubai?

As a 2026 planning reference, paid consultations may be around AED 300–1,500, small design scopes around AED 2,500–10,000, full apartment design-only packages around AED 15,000–60,000+, and large villa design around AED 40,000–150,000+. Premium full-service studios may also charge a percentage of project value. These are third-party market benchmarks, not Bella quotations; the correct fee depends on area, deliverables, drawing depth, procurement and site involvement.

02How much should I pay for an interior designer?

Pay for a defined scope, not a label. A useful proposal states which rooms are included, how many layouts and 3D views are produced, what technical drawings and specifications are delivered, revision limits, procurement support, site visits and whether fit-out is separate. Two fees cannot be compared fairly until those deliverables match.

03What is a normal budget for interior design in Dubai?

There is no single normal budget because design-only, renovation and turnkey projects are different products. An apartment that keeps its layout and services can cost far less than a full strip-out with new kitchens, bathrooms, joinery and MEP. Start with a feasibility range, then move to drawings and a scope-based budget before committing to construction.

04What does turnkey interior design cost in Dubai?

One current 2026 market guide uses roughly AED 80–250+ per sq ft as a broad planning band for many mid-range to quality turnkey design-and-fit-out scopes. Commercial, luxury residential, retail and F&B projects can exceed that materially. Always check whether the rate includes design, MEP, joinery, furniture, appliances, approvals, VAT and professional fees.

05What are the top 10 interior design companies in Dubai?

There is no objective or permanent top-10 list that is appropriate for every project, and search rankings are not a substitute for project fit. Compare studios by relevant property or sector experience, design deliverables, technical capability, approval knowledge, pricing transparency, execution responsibility, material specification, programme control and handover process.

06Is an interior designer cheaper in Dubai?

Cheaper than what matters. A freelance designer may have lower overhead than a full-service studio, while a retail planning service can cost far less than bespoke villa design. But a lower design fee can exclude technical drawings, procurement, site coordination or contractor management. Compare the total responsibility and output, not the headline design fee alone.

07What is the 70/30 rule in interior design?

The 70/30 rule is a visual-composition guideline rather than a technical rule. A common interpretation is to let roughly 70% of a room follow the dominant design language and use around 30% for contrast or a secondary influence. It can help prevent a room from feeling monotonous, but it should not override architecture, function or the client's preferences.

08What is the three-colour rule in interior design?

The three-colour idea is a simple palette discipline: one dominant colour, one secondary colour and one accent. It often overlaps with the 60-30-10 guideline. Real interiors also contain timber, stone, metal, flooring and textiles, so the rule is best used as a coordination tool rather than a strict limit of exactly three visible colours.

09What colour makes a house look expensive?

No single colour creates luxury. Expensive-looking interiors usually come from controlled contrast, material quality, proportion and lighting. Warm off-whites, greige, deep charcoal, navy or muted earthy tones can feel sophisticated when paired with natural stone, timber and restrained metal accents, but physical samples should be tested in the home's real daylight.

10What are the seven types of interior design?

There is no official universal list of exactly seven. 11Which interior style is best for a Dubai home?

The best style is the one that suits the architecture, light, lifestyle and maintenance expectations. Contemporary warm minimal, modern Arabic, modern classic, Japandi, organic/biophilic and restrained luxury can all work well in Dubai. We would rather adapt a style to your property than force the property to match a trend.

12Do I need approval for interior work in Dubai?

Loose furniture and styling are different from physical fit-out. Changes to partitions, ceilings, wet areas, MEP, electrical load, fire/life-safety systems, structure or approved layouts may need landlord, developer or authority approval. The route depends on the competent authority and the building, so it should be confirmed for the specific property.

13Who handles Dubai Municipality, DDA, Trakhees or DEWA approvals?

Responsibility depends on the contract and jurisdiction. Some submissions must be made by appropriately registered or enrolled consultants or contractors. Bella can coordinate the interior information and approval strategy within the agreed scope, while the legally required specialist or contractor submits where necessary.

14How long does an interior design project take in Dubai?

Design can take weeks while full fit-out can take months. The programme depends on property size, how quickly decisions are approved, technical complexity, authority or building reviews, custom joinery and imported-item lead times. Commercial fit-out guides commonly reference roughly 8–16 weeks for many fit-out projects after mobilisation, but design and approvals may sit outside that construction period.

15Can Bella work with my existing contractor?

Yes, if the appointment is clearly defined. Bella can provide design and technical information for your contractor, respond to design RFIs, review samples and help protect design intent. Contractor workmanship, construction method, HSE and contractual execution responsibility remain with the appointed parties unless Bella is separately contracted for those responsibilities.

16Can Bella start from my existing architect's drawings?

Yes. We first review what is already available—architectural plans, reflected ceiling plans, MEP information, developer documents, previous renders or BOQ—and identify what can be retained versus what needs interior development or verification.

17Do you provide 3D interior design in Dubai?

Yes. 3D visualisation can be included to test proportion, lighting, material relationships and key rooms before procurement or fit-out. It should sit alongside scaled plans and specifications rather than replacing technical construction information.

18Do you supply furniture and FF&E in Dubai?

FF&E selection, specification, procurement coordination and installation can be included depending on the appointment. We identify whether furniture, decorative lighting, rugs, curtains, art, accessories and appliances are part of the design fee, procurement package or client-direct purchase.

Discuss Your Dubai Interior Design Project

Tell us where the property is, what type of space it is, the approximate area, its current condition and what you want to change. If you have a floor plan, handover drawing, landlord fit-out guide, existing quotation or reference images, mention that in your enquiry so we can start from real information.

If you are still unsure whether you need design-only, design & fit-out, a contractor or a turnkey route, that is fine. We can use the first discussion to separate the design decisions from the construction responsibilities and identify the most useful next step.
